Research question: How do supplied exact Single Family Residence records built from 2020 through 2026 compare with homes built before 2020?
The clearest active comparison holds geography and a broad size band closer: among Missoula County homes from 1,500 to under 2,500 square feet, newer records had a $729,750 median ask (n=32) and 2,043 median square feet; before-2020 records had a $699,000 median ask (n=99) and 2,092 median square feet. It is illustrative, not a premium estimate.

Whitefish's active newer group has a higher $3,245,000 median ask than its older group, but it also has a larger median living area. That composition difference is why year built cannot isolate price, condition, energy efficiency or maintenance.
A closer comparison within the same size band

The narrower comparison reduces the difference in house size, but still includes different neighborhoods, lots, layouts and conditions. It is a starting point for selecting comparable listings.
Completed sales tell a separate story
In Missoula County's June–August closed records, the newer single-family group had a $610,000 median Close Price and 1,758 median square feet (47 records). The older group had a $635,000 median Close Price and 2,108 median square feet (283 records). Newer homes did not have the higher median in that population, which illustrates why a broad age label alone does not establish value.
Ravalli County's closed newer group had a $760,000 median Close Price (33 records), versus $610,000 for older homes (145 records). Whitefish had only 16 newer closed records, so that group's medians are withheld under the study's 20-record rule. Active asks and these completed-sale figures describe different groups and periods.
Use age to build a better shortlist
Buyers: decide which layouts, updates and lot characteristics matter, then compare current homes in the same area and size range. Ask about completed improvements, the age of major systems, inspection findings and whether any advertised construction is complete. Year Built does not answer those questions.
Sellers: assemble a clear record of updates and relevant property information. Select completed sales and current competition with similar location, size, land and condition before using age to explain an asking price. The acreage study adds context for another important difference between homes.
Method and limits
- Use exact exported Single Family Residence records with valid Year Built. Newer is 2020–2026; older is before 2020.
- Coverage includes 828 active single-family records, of which 819 have valid years, and 594 closed single-family records, all with valid years. Nine active records are excluded from the age groups for invalid years. Non-single-family subtypes are excluded. Valid Year Built is a positive whole number no later than 2026; missing, zero, future and noninteger values are invalid. Prices, areas and acreage use valid positive values; medians publish only with metric n at least 20.
- Active uses September 25 List Price. Closed uses June 1–August 31 Close Price. The populations remain separate.
- Use fixed positive living-area bands below 1,500, from 1,500 to under 2,500, and at least 2,500 square feet. Compare eras within the same band and export geography.
- Missoula County and Ravalli County are county exports; Whitefish is city-labeled. Supplied exports do not establish complete coverage of the wider regional market. Combined figures pool these unequal geographies.
Newer is a year-built label, not verified new construction or condition. The data do not support causal, regression, premium, energy, maintenance or future-value claims.
