What Is My Home Worth?

A valuation prepared by hand from real comparable sales — not an algorithm — and emailed to you.

To find out what your Montana home is worth, enter the property address below. Ashley Inglis prepares a comparative market analysis from recent comparable sales in your area, adjusts it for the things a model cannot see, and emails it to you. It is free, and there is no obligation to list.

Why online estimates are unreliable in Montana

Montana is a non-disclosure state. Sale prices are not filed in the public record, so the automated valuation tools most sellers check first are estimating without the one input that matters most — what comparable homes actually sold for. They infer it, and in a thin rural market the inference drifts.

The features that move price here are also the ones a national model handles worst. Twenty acres with a water right is not twenty acres without one. A Whitefish home within walking distance of the lift is not the same as one fifteen minutes out. Lake frontage, dock rights, view corridors, well and septic condition, and whether a road is county-maintained or shared private all change the number materially, and none of them are in the model.

That is why Ashley does this by hand: pulling true comparables from the MLS, then adjusting for the specific property rather than the average one.

What you get

  • • A realistic price range based on comparable sales, not a single algorithmic number.
  • • The comparables themselves, so you can see the reasoning rather than take it on trust.
  • • What is currently competing with your home, and what recently sold.
  • • Where the market is in your specific area right now — the Flathead, Missoula and the Bitterroot do not move together.
  • • An honest view on timing, including when the answer is “wait”.
  1. 1. Property
  2. 2. Where to send it

Ashley prepares each valuation by hand from real comparable sales — no automated estimate.

Common questions about home valuations

What is a CMA, and how is it different from a Zestimate?
A comparative market analysis is a valuation prepared by a licensed broker from recent comparable sales in your immediate area, adjusted for what makes your property different. An automated estimate applies a national model to public record data. In Western Montana that model struggles badly, because Montana is a non-disclosure state: sale prices are not public record here, so the algorithm is working without the single most important input. Acreage, water rights, ski access, lake frontage and view corridors are not in the model either, and in this market they are often the difference.
How much does a home valuation cost?
Nothing. Ashley prepares it at no cost and with no obligation to list. Sellers frequently ask for a valuation a year or more before they move, and that is a normal and sensible thing to do.
How long does it take?
Ashley emails most valuations within one to two business days. If the property is unusual — significant acreage, waterfront, a working ranch, or a home with few recent comparables nearby — it can take longer, because finding genuinely comparable sales takes longer.
Why do you need my phone number?
Because a good valuation usually needs one short conversation. Photos and public records do not show a remodelled kitchen, a new roof, a water right, or a septic system replaced two years ago, and every one of those changes the number. Ashley may call to ask. If you would rather she did not, say so in the notes and she will work from what she can see.
Which areas does Ashley cover?
Missoula County, the Bitterroot Valley and the Flathead — including Whitefish, Kalispell, Bigfork, Lakeside and Polson. Ashley holds her licence with The Agency out of the Whitefish office and works all three areas in person.
Am I committing to listing my home?
No. A valuation is information. Plenty of people request one to settle a refinance question, a divorce or estate matter, or simply to know where they stand. There is no obligation, and your details are not sold or shared.
