
How to Read Missoula Neighborhood Sale Medians in 2026
Missoula neighborhood medians become more useful when the sales count, partial-year period and property mix stay beside the number.
The Missoula urban area had 808 selected sales at a $536,375 median in the association dashboard's 2026 year-to-date view. The useful part is not the headline alone. It is seeing how counts and medians differ across dashboard neighborhoods.

The full neighborhood dashboard study uses Montana Regional MLS figures published by the Missoula Organization of REALTORS and limits its table to cells with at least 25 selected sales.

Sxwtpqyen / Mullan had 144 selected sales at a $492,500 median. Upper Rattlesnake had 25 at an $850,000 median. The figures describe different-sized completed-sale populations. They should not be read as two equally precise price tags.
A neighborhood median is a mix, not a valuation
The dashboard selection includes several property types. The homes sold within a neighborhood can also differ in living area, lot, age, condition and updates. A change in that mix can move the median even if no individual home changed value by the same amount.
For buyers: use cells to narrow questions
A neighborhood cell can help frame where completed sales have clustered and how the broad price mix differs. Then move to the exact current listings and relevant comparable sales. Verify address, property type, size, condition, parcel records and other facts that matter to the purchase.
For sellers: compare the home with real alternatives
A seller should not apply a neighborhood median mechanically. Identify homes buyers would genuinely consider alongside the property, then review recent completed sales with similar attributes. Keep small samples and partial-year timing visible.
Questions about the dashboard
What does the Missoula dashboard total cover?
With its default 2026 selection, it includes single-family residences, townhouses, condominiums and manufactured homes on owned land across the greater Missoula urban area. Manufactured homes on leased land are not selected.
How current is the association dashboard?
The dashboard displayed a data-current date of September 17, 2026 when read on September 29, 2026. The 2026 totals are therefore year-to-date, not a full calendar year.
Why does this report show only 12 neighborhoods?
The table uses a minimum of 25 selected sales to reduce emphasis on very small cells. Those 12 neighborhoods account for 583 of the dashboard's 808 selected 2026 sales.
Does a neighborhood median value every home there?
No. The median reflects the mix of selected homes sold so far in 2026. Property type, size, condition, lot and location within a dashboard area can differ.
Can 2026 year-to-date counts be compared with full-year 2025 counts?
Not directly. The 2026 dashboard was current only through September 17, while 2025 is a completed year.
