Research question: What does the Missoula Organization of REALTORS neighborhood dashboard show for 2026 year-to-date sales, and how should buyers and sellers read the neighborhood medians?
With 2026 selected, the dashboard displayed 808 sales and a $536,375 median close price across the greater Missoula urban area. The selected property types were single-family residences, townhouses, condominiums and manufactured homes on owned land. The dashboard was current September 17, 2026.

These 12 cells account for 583 of 808 selected sales, or 72.2%. The threshold is an editorial disclosure rule for this report, not an association rule and not a guarantee that every median is stable.
Within the displayed group, 2026 medians ranged from $357,850 in Northside to $850,000 in Upper Rattlesnake. That range describes the mix of selected completed sales. It does not isolate house size, property type, condition, lot or micro-location.
Counts belong beside medians
Sxwtpqyen / Mullan had 144 selected sales, while Rose Park and Upper Rattlesnake each had 25. A median from 144 sales and a median from 25 sales should not be treated as equally stable. The table keeps counts visible for that reason.
Do not compare partial 2026 with full-year 2025
The dashboard's 2026 selection is year to date through its September 17 current-data date. Its 2025 column represents a completed year. Comparing their sales counts would mix a partial year with a full year. This report therefore does not calculate year-over-year volume changes.
Geography and property limits
The association states that its sales visualizations reflect Missoula County and, unless otherwise noted, the greater-Missoula urban area. This neighborhood table is not evidence for Hamilton, Ravalli County or the Bitterroot Valley. It also does not measure asking inventory or current availability.
Neighborhood labels are dashboard groupings, not property boundaries or proof that every address has the same market characteristics. Verify the exact address and relevant comparable sales before using a cell in a decision.
Methodology
- Open the Missoula Organization of REALTORS Sales Data Dashboard and its embedded public Power BI report on September 29, 2026.
- Verify the dashboard current-data date of September 17, 2026 and the selected year of 2026.
- Retain the default selected unit types: single-family residence, townhouse, condominium and manufactured home on owned land. Exclude manufactured home on leased land because it is not selected.
- Read the dashboard total of 808 sales and $536,375 median close price, sourced by the dashboard to Montana Regional MLS.
- Publish neighborhood cells only when the displayed 2026 count is at least 25. Do not compare partial-year 2026 counts with full-year 2025 counts.
