
Western Montana Inventory and Seller Competition in 2026
Western Montana buyers had more active county inventory in August 2026 than in August 2020, while market time and price reductions were higher.
August 2026 did not look like August 2020. Realtor.com data show 51.9% to 84.5% more active listings across Ravalli, Missoula and Flathead counties, alongside longer median market time and much lower pending-to-active ratios.

More listings changed the comparison set

The biggest count increase was in Missoula County, where active inventory rose from 258 to 476. Ravalli rose from 207 to 349, and Flathead from 632 to 960. These are provider-defined monthly snapshot counts, not unique homes offered at any point during the whole month.
Price reductions became more common
In August 2020, roughly 6.4% to 7.8% of listings had a price reduction across the three counties. In August 2026, the range was 17.6% to 22.6%. That supports a narrow conclusion: price adjustments were more common in the later snapshot. It does not reveal final sale discounts or seller urgency.
For buyers: use broader choice carefully
A larger active set can create more alternatives, but county data do not show whether the added homes match a buyer's location, budget, property type, land or condition requirements. Review the current shortlist and relevant completed sales rather than assuming every seller has the same negotiating position.
For sellers: benchmark the current competition
Longer market time and more frequent reductions increase the importance of launch pricing and presentation. They do not mean every well-positioned property will sit. Compare the home with current alternatives a buyer would genuinely consider and update the comparison as listings change.
Questions about the county data
What does active listing count mean in this report?
Realtor.com defines it as the expected daily count of active for-sale listings in the geography during the month, excluding pending listings where pending status is available.
What does pending ratio mean?
It is pending listing count divided by active listing count. A lower ratio means fewer pending listings per active listing in this provider dataset, but it is not months of supply.
Does a price-reduced share show the final discount?
No. It is the share of listings with a price reduction during the month. It does not measure the amount of the reduction, the final sale price or seller motivation.
Are these luxury-market statistics?
No. The county files include broad residential listing markets and do not isolate luxury, waterfront, ranch, acreage or a specific city.
Can August 2020 and August 2026 be compared directly?
They share the same calendar month and current historical file, which improves comparability, but listing coverage and definitions may still be revised. The comparison remains descriptive.
