The reported HOA dues study annualizes recurring Association Fee values from supplied MLS records. Its main value is practical: it shows why a buyer comparing a condo, a single-family home and different local areas should ask for more than a single fee number.

Make the frequency comparable first

A monthly fee is multiplied by 12, a quarterly fee by 4 and a semi-annual fee by 2. Seasonal and one-time values do not belong in the same annualized comparison. A blank field is unknown, not proof that there is no association or fee.

A larger reported fee may reflect many possible factors, but this dataset does not establish which services are included, whether reserves are adequate or what an association will charge in the future. Request the documents for the exact property before making a comparison.

Questions to ask before an offer

Ask for the current fee, payment schedule, governing documents, budget, reserves, planned assessments, rules and any disclosure materials relevant to your intended use. Confirm which obligations attach to the home. A listing field is a useful lead, not the full answer.

How are HOA fees annualized in this study?

Positive finite fees are annualized as Annually times 1, Monthly times 12, Quarterly times 4, and Semi-Annually times 2. Seasonal and One Time values are not annualized.

Does a monthly equivalent show the total cost of owning a home?

No. The monthly equivalent is the annualized reported association fee divided by 12. It does not include taxes, insurance, maintenance, financing, utilities, reserves or other property-specific costs.

Why do condo and single-family fee medians differ?

They are different exported property groups with different associations, locations and possible services. The comparison is descriptive and does not prove what any association includes or causes a fee level.

Are active and closed fee figures directly comparable?

No. Active records are a September 25 inventory snapshot; closed records are limited to June 1 through August 31. The study keeps their populations separate.
