
Using Price per Square Foot in Missoula, the Bitterroot Valley and Whitefish
A larger home can have a lower price per square foot and still cost more. Use the right comparison before treating a ratio as value.
Use price per square foot to organize your comparison, then check which homes belong in that comparison. A ratio from a different house size, location or property type can create a misleading impression of value.

The MT Lux price-per-square-foot study found a useful example in Missoula County's June–August single-family sales. Homes under 1,500 square feet had a $395 median ratio, while homes of at least 2,500 square feet had a $267 median ratio. The larger-home group nevertheless had a much higher median sale price: $839,000 versus $463,720.

If you are shopping for a smaller Missoula home, a median drawn from larger houses may be a poor starting point. In the Bitterroot Valley, compare relevant Ravalli County homes by size and land as well as location. In Whitefish, the supplied middle size band has the lowest median ratio of the three, which also shows why a simple size rule cannot replace selecting comparable homes.
Then narrow property type, setting and condition
Keep condos and single-family homes in separate comparisons. Check the reported living area, layout, condition, updates, lot, access and setting. A property's price can include land and features that are not counted in its interior square footage.

Use completed sales and active competition for different questions
Completed sales show what closed during the study window. Active listings show what sellers were asking in the later snapshot. For a current offer or listing decision, Ashley can help update both sets and select properties that compete with the home you are considering.
If you are selling, resist using a high ratio from an unlike property as the main pricing rationale. Explain the home's actual features and documented improvements, then assess relevant sales and current alternatives together.
Price-per-square-foot questions
How is median price per square foot calculated?
Divide the price of each eligible home by its positive reported Living Area, then take the median of those individual ratios. Active records use List Price; closed records use Close Price. Dividing a group median price by its median area is a different calculation.
Do smaller homes always sell for more per square foot?
No. The smaller size band had a higher median ratio in the supplied Missoula and Ravalli closed single-family records, but this is a descriptive pattern. It does not establish a rule for every home or explain the cause.
Can I multiply my home size by a county median to set its price?
That calculation would overlook the selection of comparable properties. Location, property type, house size, land, condition and features can all differ. Use the median to frame questions and then review relevant current listings and completed sales.
Does price per square foot separate the land value?
No. The numerator is the reported property price, while the denominator is Living Area. This study does not separate the value of land, outbuildings or individual features.
Are asking and sold price-per-square-foot figures interchangeable?
No. The active figures describe September 25 asking prices. The closed figures describe completed sales from June 1 through August 31. They are different populations and do not measure appreciation between those dates.
