Whitefish's 21.9% closed share comes from 28 transactions out of 128 supplied records. The Missoula County and Ravalli County closed shares come from just three and five qualifying transactions. Keep those counts in view when discussing expensive homes with unusual features.
For buyers: compare the property behind the price
Start with the setting and intended use, then compare current homes by location, acreage, living area, layout, condition and documented features. The active $2 million-plus Ravalli County group has much more land at its median than the Whitefish group, so the same price threshold can lead to very different searches.

It means an applicable price of at least $2,000,000, including exactly $2,000,000. Active records use List Price; closed records use Close Price. This is a fixed study threshold, not a universal definition of luxury.
What share of the supplied Whitefish listings asked at least $2 million?
Seventy-two of 220 active Whitefish records, or 32.7%, had List Price of at least $2 million in the September 25 snapshot. Separately, 28 of 128 June–August closed records, or 21.9%, closed at that price point.
Does a larger active share prove an oversupply of luxury homes?
No. An active snapshot and a separate closed-period population describe different mixes of records. This comparison does not calculate months of supply, absorption, sale probability or a market trend.
Are these figures a statewide Montana luxury-market estimate?
No. The source consists of supplied Missoula County, Ravalli County and city-labeled Whitefish exports. Their completeness is not established, and combined figures pool unequal geographies.
