
How Bitterroot Valley Home Values Changed Since 2019
Bitterroot city ZHVI levels changed sharply since 2019, but the year ending August 2026 was far quieter.
The Bitterroot's seven-year home-value story is much larger than its latest one-year movement. Across six city-level Zillow indexes, modeled typical values rose 84.0% to 91.9% from August 2019 to August 2026. The latest one-year changes were only 0.6% to 2.8%.

Those two horizons answer different questions. The 2019 comparison captures a major repricing era. The one-year comparison describes much slower recent index movement. Neither is a prediction of the next year.
A higher percentage does not automatically mean a stronger market
Victor had the largest seven-year percentage change, but it started with the lowest modeled value in the group. A percentage ranking can therefore say as much about the starting point as the latest level. It also does not measure sales volume, inventory, time on market or buyer competition.
What buyers should take from the study
The index helps frame how the broad city-level value landscape changed. A buyer should still compare currently available homes by exact location, property type, land, condition, rights, access and ownership costs. Hamilton, Stevensville and the smaller valley cities contain very different property mixes.
What sellers should take from the study
A long-run index gain does not set a current list price. The relevant question is how a property compares with current alternatives and recent completed sales. Presentation, condition, acreage and other documented features can matter more than the broad city index for an individual home.
Questions about the Zillow value series
What does Zillow ZHVI measure?
ZHVI is Zillow's modeled measure of the typical home value in the middle tier of a region's housing stock. It is not a median sale price and does not represent every property.
Which Bitterroot city had the largest modeled increase since August 2019?
Victor had the largest percentage change in this six-city comparison at 91.9%, from the lowest 2019 starting value. That does not mean every Victor home appreciated by that amount.
Were Bitterroot values still rising quickly in 2026?
The one-year changes through August 2026 were much smaller, ranging from 0.6% in Stevensville to 2.8% in Darby. A one-year index change is not a forecast.
Can city ZHVI compare acreage or luxury homes?
No. The all-home mid-tier series does not isolate acreage, luxury, ranch, waterfront, condition or a specific neighborhood.
Can this report value a property?
No. Use current relevant comparable sales, competing listings and property-specific records for an address-level decision.
