Research question: What kinds of properties appear below a $500,000 price ceiling in the supplied Missoula County, Ravalli County and Whitefish records?

A count of lower-priced listings becomes more useful when it includes the property types, living areas and bedroom counts behind it. The answer helps a buyer define a workable search and helps a seller identify the properties a buyer may actually compare.

The three supplied active exports contain 266 qualifying records in total. Missoula County contributes 148, Ravalli County 95 and Whitefish 23. These counts describe the dated supplied inventory. The original MLS search filters and full-market completeness have not been independently established.

The share denominator is all eligible active records in the respective export, not only listings under $500,000. The bedroom denominator is the under-$500,000 group; all selected active records have valid bedroom and positive living-area values. A price of exactly $500,000 is excluded.

A lower headline price can hide a different housing category

Missoula County's overall under-$500,000 median ask of $323,750 combines different subtypes. Within the same ceiling, Single Family Residence records have a $465,000 median ask, condominiums $312,500, and the source category Miscellaneous - No Land $147,000. These are separate groups of different properties, not a measured discount for switching property type.

The MLS category is reproduced literally. The export alone does not establish the ownership arrangement, whether a particular property includes land, a lease payment, financing eligibility or a complete ongoing cost. Readers should confirm the actual listing and property documents before treating two homes as comparable.

Whitefish's active under-$500,000 group is especially concentrated by type: 20 of 23 records, or 87.0%, are condominiums. The condo subset has a median reported living area of 707 square feet. A search for a larger detached home is a different search from this overall lower-price group.

Bedrooms narrow the practical choices

There are 68 active under-$500,000 records with at least three reported bedrooms in Missoula County, 36 in Ravalli County and four in Whitefish. The shares are 45.9%, 37.9% and 17.4% of their respective lower-price groups. These counts do not establish legal bedroom status, condition, suitability or future availability; they describe the exported Bedrooms Total field.

A buyer who needs three bedrooms should therefore compare the size of that filtered group, rather than assuming every property below the ceiling could meet the requirement. Each median in the tables is calculated independently and does not describe one composite home.

Where the City field places the listings

Within the active lower-price groups, 130 of 148 Missoula County records have Missoula in the City field, and 70 of 95 Ravalli County records have Hamilton. All 23 Whitefish-export records in the group have Whitefish in that field. These are source-field descriptions, not independently mapped city boundaries or a distance-based “near me” radius.

These are completed-sale populations from June 1 through August 31, not the same homes as the active snapshot. Comparing their shares with September inventory does not measure a trend, absorption, appreciation or the probability that a current listing sells. The asking-to-sale price study answers a separate question about price baselines within completed transactions.

Methodology, interpretation and citation

  1. Analyze six supplied Montana Regional MLS exports. Retain the expected Active or Closed status, valid positive price, and, for closed records, a parsed Close Date within June 1–August 31, 2026 inclusive. The active export date is September 25, 2026.
  2. Select List Price below $500,000 for active records and Close Price below $500,000 for closed records. Numeric prices and living areas must be finite; living-area medians use only positive values. Bedroom counts use valid nonnegative values.
  3. Group property subtypes and cities within the selected price group. Publish descriptive subgroup statistics only where at least 20 records support them. Whole-market counts and price-ceiling shares remain visible when a group is smaller, but its medians are withheld. Twenty is an editorial minimum, not a statistical precision guarantee.
  4. Missoula County and Ravalli County are county exports, while Whitefish is city-labeled. Do not generalize the pooled sample to all Western Montana. The data lack household incomes, complete carrying costs, financing, condition and detailed ownership terms, so this is a price-access study rather than a household-affordability analysis.
