MT Lux's Homes Under $500,000 study looks inside those groups. It separates asking prices from completed sales and uses “under” strictly: a listing at exactly $500,000 is outside this study. The findings are a dated starting point; verify current availability for any home you want to see.

A low median asking price does not necessarily describe the kind of home you have in mind. Missoula County's under-$500,000 active records include 49 Single Family Residence listings, 51 condos and 37 records in the MLS category Miscellaneous - No Land. Their median asking prices are $465,000, $312,500 and $147,000 respectively. Other smaller subtype groups are not detailed in the comparison.
Before comparing a low-priced listing with a detached house, confirm exactly what is offered. Keep the source's category label intact and ask about the actual property and ownership terms. The CSV does not tell us that every record in a category has the same legal structure, includes land or qualifies for the same financing.
Buying near Missoula with a specific bedroom requirement
In the Missoula County lower-price group, 68 of 148 active records report three or more bedrooms. The source City field says Missoula for 130 of the 148 records. Neither figure is a mapped radius around the city, but together they provide a more useful starting point than the county's price count alone.
Specify whether your search includes condos and townhouses, whether you need outdoor space, and which locations work for your daily travel. Then check the actual listing details and relevant comparable sales. The median living area of 1,137 square feet across the whole group is a descriptive statistic, not a promise about the home that fits your requirements.
Searching the Bitterroot Valley below $500,000
The supplied Ravalli County group includes 42 Single Family Residence records with a median ask of $444,500 and 29 condos with a median ask of $322,500. Of the 95 lower-price active records, 70 list Hamilton as their City, and 36 report at least three bedrooms.
Use those distinctions to build a search that matches your needs. If a property has an association, shared maintenance, a land arrangement or a longer trip to the places you use regularly, examine those details alongside its asking price. A lower purchase price can come with a different set of ongoing obligations. This study does not estimate them.
Whitefish below $500,000 is a different mix
Twenty of the 23 supplied Whitefish active records below the ceiling are condominiums, or 87.0%. The full group has a median reported living area of 736 square feet, and four records report three or more bedrooms. Those figures explain why a broad price search may look very different from a search for a detached home with several bedrooms.
For a condo, confirm the unit's actual features, association documents, dues and any restrictions relevant to your intended use. This price study does not establish short-term rental eligibility, investment returns or association costs. The aim is to compare the housing options that fit your plans.
How sellers can use the same research
If you are selling near a common search ceiling, look at the properties buyers actually see within that ceiling and subtype. A single-family home competes with a different set of alternatives than a small condo. The active-listing backlog study adds context about reported marketing time, while a property-specific comparison should use current competition and relevant completed sales.
The broad market median cannot set your price. Condition, location, presentation, ownership details and transaction terms still matter. Nor does this study establish that crossing a particular price threshold will cause more inquiries or a sale.

The supplied September 25, 2026 Missoula County active export contained 148 records with asking prices below $500,000. Of those, 130 had Missoula in the City field.
