Why Hamilton Home Price Numbers Differ by Source

Hamilton market numbers can all be accurate while answering different questions. Here is how to read them without mixing definitions.

Hamilton did not have one single "home price" in late summer 2026. Zillow published a $533,379 typical home value, Redfin published a $424,719 rolling three-month sale median, and Realtor.com published a $595,000 listing median.

Start with the noun after the number

A home value index is not a sale price. A sale-price median is not a listing-price median. Inventory is not the same as sales volume. Days on market may also reflect provider-specific coverage and rules.

For buyers: separate market context from property evidence

Zillow's ZHVI can show the direction of a modeled middle-tier value series. Redfin can show what its recent completed-sale population looked like. Realtor.com can frame the asking market. None can determine whether a particular home is priced well without relevant current listings, completed sales and property-specific review.

When a portal figure looks surprising, check the period and population before reacting. A three-month median can shift when the mix of sold homes changes. A listing median can rise or fall when different kinds of homes enter the market. A model can move differently because it is designed to represent the broader housing stock.

For sellers: avoid building a list price from one headline

A citywide headline can be a useful orientation point, but it cannot account for a home's exact location, lot, living area, condition, improvements, rights, access or current competition. A pricing discussion should identify the actual alternatives buyers are considering and the completed sales that are relevant to the property.

The provider comparison also shows why multiplying a citywide price per square foot by a home's area is not a valuation method. The citywide population may include different property types, lot sizes and quality levels, and the land component is not separated.

Use each provider for what it actually measures

  • Use Zillow ZHVI for a modeled typical-value trend.
  • Use Redfin's sale-price summary for its defined recent completed-sale population.
  • Use Realtor.com's listing figures for its current asking-market context.
  • Use current comparable evidence and property documents for an address-specific decision.

Questions about Hamilton market numbers

Why does Zillow show a higher Hamilton value than Redfin's sale price?

Zillow ZHVI is a modeled typical home value for the middle tier of the housing stock. Redfin reports the median price of homes sold in a rolling three-month period. They are different measures, populations and time windows.

Can I average the three provider figures?

No. Averaging a modeled value index, a median asking price and a median completed-sale price would mix incompatible definitions. Choose the measure that answers the specific question.

Does a citywide median establish a home's value?

No. A citywide figure cannot account for the address, property type, size, land, condition, improvements, rights, hazards or transaction terms of a specific home.

Are the provider figures a luxury-market measure?

No. The provider pages describe broad Hamilton residential markets. They do not isolate luxury homes, acreage, waterfront, ranch property or a specific neighborhood.

Which Hamilton number should a buyer or seller use?

Use Zillow ZHVI for a modeled value trend, Redfin for its recent completed-sale summary, and Realtor.com for listing-market context. For a transaction decision, refresh current listings and relevant comparable sales.
